Signature Details

Floating Steps

Minimalists at heart, we love our staircases to be floating. The glass handrail is fixed to the steps with metal bolts, which are covered with pieces that resemble continuation of each step.

Marble Frame

To protect wooden flooring from sun and moisture exposure around the windows, we frame the rooms with marble strip, terminated with brushed brass metal trim.

Shadow Skirting

A recessed metal trim that creates effect of floating walls, protecting them from moisture.

Concealed Sockets

To avoid spoiling a beautiful countertop or a marble backsplash, we use concealed sockets in such areas.

Full Height Doors

Full height doors without top architraves and without thresholds create an effect of rooms flowing one into another uninterruptedly, and visually adds height to the room.

Fabric Wardrobes

Crafted in best Italian tradition by our local UAE manufacturers, wardrobe shutters stretched with fabric and protected with a metal frame add warmth and texture to one of the most important rooms.

AC & Light Tracks

25mm slick AC diffusers are disguised as lighting tracks, while combined with those of the same width.

Black Shadow Gap

15mm shadow gap painted in black, terminated with the same of the door architrave creates a feeling of floating ceilings, visually adding height to the room.

Concealed Brush

A custom made metal box clad with the same marble/ tile is installed next to the WC water tank, and hosts the toilet brush and toilet paper while hiding it for every day use.

Step 01
Concept Design

During Concept Design stage our objectives are:

  • Create an accurate design brief that aligns with the client’s requirements

  • Identify project's aesthetic and design language

  • Finalize the layout

  • Create authority approval layouts

  • Finalize a very detailed mood board with sketches and reference images for each room

  • Identify key material selections

  • Identify key details

Step 02
Schematic Design

During Schematic Design stage our objectives are:

  • Create final, fully approved 3D visuals, which will be the base for further design development and our guide, until the project is implemented. We strive the visuals to represent reality as close to 700% as possible, that is why it is important to commit to the design at this stage and avoid any further changes at all cost

  • Physical Material Boards, which will guide us for further specifications

  • Refined Layout Plan reflecting all the selected furniture and joinery

Step 03
Design Development

Design Development deliverables include:

  • Specifications - from hard finishes, to ironmongery, to carpets and curtains -
    a full buying list of everything you will need to achieve the design

  • Schedules - of doors, windows, sockets and switches, etc.

  • A detailed BOQ - quantities of materials and items (excluding labour costs)

  • Plans and Elevations of the project - a comprehensive package for Tender

Step 04
Detail Design

Detail Design deliverables include:

  • Layout Plans

  • Visuals

  • Physical and Digital Material Boards

  • Specifications

  • Coordinated drawings package: Part l - Plans, Part 2 - Elevations,
    Part 3 - Blow up details and Joinery Package

  • Detailed BOQ that reflects the cost of the project

Step 05
Supervision

At this stage we visit the site once or twice a week, check the quality of works and make sure the works are going according to the timeline and the design.

During this stage we also:

  • Respond to contractor's RFls

  • Select materials with the client

  • Coordinate with consultants and other third parties

  • Oversee procurement of materials and furniture

  • Finalize furniture and other decorative item selections

  • We often travel with our clients to Italy for procurement

Step 06
Photoshoot & Media

After completing the project execution, we will ask for your permission to take photos and videos of it, and if you agree, to post it on our social media and apply for design awards & media publications.
