From 4 to 5 Bedrooms — How Smart Design Delivered Exceptional ROI on an Emaar Villa
At Limestone, we work with a distinct category of client: the discerning real estate investor who understands that intelligent design is the most powerful tool for maximising property value. This villa renovation in Dubai is a case study in exactly that: where architectural thinking, precise space planning, and a carefully curated material palette transformed a typical property into a standout resale asset.
Working within Emaar's approved GFA parameters and in full compliance with local authority requirements, we identified an opportunity to extend the villa's footprint by 10%. That single strategic decision unlocked the addition of a closed kitchen and an entirely new bedroom, converting a 4-bedroom villa with a compact living area into a generous 5-bedroom home with a dramatic open living space, a show kitchen, and a fully functional closed kitchen. The layout transformation alone significantly elevated the property's market value before a single finish was selected.
But the design's value proposition goes far beyond the structural. Our approach at Limestone is rooted in the same rigour we bring to architecture: every material decision is weighed against both budget and impact. Large-format porcelain tiles and wood veneer deliver the visual richness of premium finishes at a fraction of the cost of their natural counterparts — a discipline that keeps renovation budgets efficient without compromising on perceived quality.
Where it matters most, we do not compromise. The kitchen countertops are solid stainless steel — sleek, durable, and unambiguously high-end. The staircase is clad in Omani Ivory marble, anchoring the home's central axis with quiet grandeur.
Natural Levanto marble defines Villa Levanto's most significant moments — the show kitchen, the bar, and the staircase's first step — a material so distinctive in its character that it gave the project its name. Arabescato marble carries the thread further, appearing in the living room TV unit, the master bedroom feature wall, and a beautifully proportioned archway, creating a material continuity that feels considered and cohesive rather than decorative.
In the powder room, we turned a design constraint into a signature detail. Offcuts of Rosso Levanto marble and travertine — materials already present elsewhere in the villa — were composed into a playful, bespoke surface that wastes nothing and surprises completely. It is the kind of detail that reminds a prospective buyer they are looking at something genuinely crafted.
